Drylok makes some fantastic products and I have had great success using this product on covered porches, patios, and non-heavily traffic areas. However, the garage environment is very harsh and I have yet to find a latex solution that will provide long lasting durability. This product will definitely spruce up the garage and approve it's appearance, however you may need to reapply every few years to keep it looking fresh. Latex just isn't as durable as epoxy, polyureas, polyaspartics, and the many other sealers and stains on the market.
